Key-holding.
We will hold a set of keys securely, which will be made available to you, your personal or rental guests & tradesmen.  
Scheduled Property Inspections
We offer scheduled inspections, frequency decided by you. The price per visit varies on the total number agreed per year. This service is especially popular during the winter months when it is unlikely anybody will be staying in the property.
The service consists of:
  • Visual inspection of external building and grounds to see that all windows, doors, gates & fences are secure and the fabric of the building is in a state of good repair  (Excludes any roof areas not accessible without a ladder, this can be done at an additional cost).
  • Check cesspit level if applicable.
  • Inspection of interior to check fabric of building & furnishings are in a state of good repair.
  • Check all services (i.e. water, electrics, fuel) and appliances are working and in good order.
  • Send report of current status and any recommendations and costs for repairs. Repairs or replacements of a low cost will be automatically attended to.
  • On call for emergency call out (This service is only available to certain levels of scheduled property inspection customers)
Gold Service Package

Includes:

  • Key holding
  • Bill payment scheme
  • 12 property inspections per annum.
  • On call for property emergencies with one day time call out per annum free of charge.    

This package is great value and offers a big saving compared to taking individual services.
Because of the high standards expected and we apply to our letting services this package is a standard requirement for properties that are commercially rented.

Emergency Help

Should you be in the unfortunate position of having an emergency relating to your property we will be on call to assist.  One of our maintenance team will visit as soon as possible and try to remedy the problem.
Charges vary according to the time of day.
Should they be unable to solve the problem within one hour or need to call a specialist tradesman then additional costs will be estimated at the time for your approval.
N.B. This service is only available to certain levels of scheduled property inspection customers. The emergency service covers the property only not personal ones and response time will vary according to priority and distance. 

Preparation of property prior to occupation

Start up.
Visit the property prior to occupation, turn on all services i.e. fridges, aircon, heating etc. and check all is in place & functioning for the visit.
Charge:  By the hour as necessary

Start up + Fresh up clean.
Start up and light cleaning & dusting to freshen up after a period of close down. Sweep terraces & balconies.
Charge:  By the hour as necessary

Start up + Full clean
Internal sweep / vacuum & mop floors. Dust all surfaces. Clean bathrooms & kitchen. Light clean cooker. Clean windows.
Sweep & wash terraces & balconies.
Charge: To be agreed after initial survey.

N.B. Start up + Light or Full Clean service assumes property was cleaned after occupation

Cleaning after Occupation

Full clean

Internal sweep / vacuum & mop floors. Dust all surfaces. Vacuum/wipe-out cupboards & wardrobes. Check equipment is clean. Clean bathrooms & kitchen. Light clean cooker. Spot clean windows. Sweep & wash terraces & balconies.
Charge: To be agreed after initial survey.
N.B. Cleaning will be to areas accessible without a ladder. Additional washing up will incur an extra charge. Cooker will be standard clean; exceptionally heavy soiling will incur an extra charge. Gardens are not included.

Laundry

Our laundry is undertaken by a first class professional laundry company who services 5 star hotels in the region.
Our complete service includes:
Remove sheets/quilt covers, pillowcases and towels. Wash & iron sheets/quilt covers & pillowcases. Remake beds. Wash & hot air dry towels & tea towels. Cleaning of sun-bed and seat cushions. Specialist cleaning of rugs and curtains.

Swimming pools  & Hydro/Spa pools
Maintenance contracts for scheduled checking of chemical levels, equipment operation and cleaning can be arranged via our associate companies.
Utility Bill Payments
Have your electric, water & telephone bills sent to us and we will make sure they are paid on time. We will require an agreed sum of money lodged with us to cover the bills. If you are in our Scheduled Inspection Scheme then we can also arrange payment for emptying of your cesspit.
Repairs
Our team of experienced tradesmen at competitive rates can undertake any repairs requested by you or reported via our inspection.
Renovations
Whether your property is old or new at some time renovations may be required so let us give you advice and estimates to carry them out with our team of skilled tradesmen.
Decoration
Our expert team at competitive rates can handle all your decorating needs either external or internal.
Ground Maintenance
From general tidying up to full garden care we can undertake to keep your property at its best. This can be arranged via our associate companies.
